When Does Title 24 Acceptance Testing Happen?
On site, after the systems are installed and commissioned, and before the permit can close. It is a construction activity with a certified technician attached, not a document produced at a desk.
Where it sits in the sequence
Three stages precede it. The certificate of compliance describes the design at permit application. The certificate of installation records what the contractors actually installed. Acceptance testing then confirms the installed systems function as intended, and the certificate of acceptance records the result for the authority having jurisdiction.
Because it tests behaviour, it cannot happen before the systems are running. That places it at the end of construction, in the same window as everything else competing for the last two weeks of a programme.
Why it needs booking, not just remembering
The test has to be performed by a certified technician, and lighting and mechanical are separate certifications — so a project needing both may need two people with two diaries. On a fit-out where the tenant has a fixed opening date, a technician who is not available for ten days is a ten-day delay that no amount of paperwork resolves.
What to settle at design stage
Which systems will require testing, which forms that produces, and who will hold each certification. That is a short conversation early and an expensive one late. It also surfaces the design dependencies in time to act on them — the energy management control test, for instance, verifies occupancy sensors are tied into both lighting and HVAC, which only works if both packages were drawn that way.
The failure mode to plan against
A first test that does not pass. Building in time for a correction and a retest is the difference between a scheduled second visit and an unscheduled hold on the permit. Projects that treat the first test as the only test are the ones that run out of programme.
