Multi-family work adds a dimension that single-family projects do not have: repetition. Unit types repeat, but orientation, adjacency and exposure do not. A corner unit with two exterior walls and a middle unit with one behave differently, and the documentation has to reflect that rather than modelling one unit and multiplying.

Which code applies
Multi-family buildings do not automatically follow the single-family rules. Depending on the building, multi-family projects may fall under the multifamily provisions rather than the low-rise residential ones, and taller or mixed-use buildings can involve nonresidential requirements for the commercial portion. Establishing which applies is the first step, and it is worth getting right — it determines the entire document set.

A building with retail at grade and apartments above may need both residential and nonresidential documentation. We identify that at quoting rather than after delivery, so you are not surprised by a second scope halfway through plan check.

From $345, including up to 4,000 sq ft and 4 units. Additional square footage is +$25 per 500 sq ft and each additional unit is +$95, both itemised in the order form before payment. Larger developments are quoted individually.
