How the price is built

Multi-family pricing moves on two axes rather than one, because both size and unit count drive the work. The $345 base covers up to 4,000 square feet of conditioned area and up to four dwelling units. Above 4,000 square feet, area is charged in 500 square foot steps at $25 a step. Above four units, each additional unit is $95.

So an eight-unit building at 7,000 square feet is six area steps and four extra units above the base. The order form calculates it before payment, so the figure shown is the figure charged.

Why unit count matters as much as area

Because each distinct unit type has to be modelled. A twelve-unit building with two repeated floor plans is far less work than a twelve-unit building with nine different layouts, even at the same square footage. Where plans repeat, the modelling repeats, which is why unit count rather than area alone reflects the effort.
