A lighting-only tenant improvement needs the lighting compliance documentation and nothing else. A full building shell needs envelope, mechanical and lighting. Quoting a single price for both would be dishonest to one of them, which is why commercial work is quoted after we look at the plans rather than from a table.

Your plans, the occupancy type, the conditioned floor area, and which systems the project actually touches. Requesting a quote costs nothing and requires no payment details. We typically reply within 5–15 minutes during business hours; after hours, the next business morning.

Turnaround

We are among the fastest in California on nonresidential work, and we would rather give you a date we can hold than the smallest number we can print. Standard is 4–5 business days, timed from the point we have the complete scope of work — not from the enquiry. Rush is 2–3 business days. If you need it sooner than that, select “Sooner” on the quote form and tell us the date; we will say plainly whether it is achievable before you commit.

Commercial runs longer than a house for a reason worth knowing. A residence is modelled from a plan set we can read end to end. A commercial job depends on a lighting schedule with installed input wattages, a settled mechanical scope, and often a controls narrative — and those arrive from different people at different times. Once they are in front of us the work is quick; the waiting is almost always for a fitting schedule.
