How Long Does a Commercial Title 24 Report Take?

The bottleneck is nearly always the lighting schedule
Lighting compliance is calculated from installed input wattage per fitting. A schedule that gives model numbers without wattages, or lamp wattages instead of total input wattage, has to be resolved before anything can be calculated — and resolving it usually means going back to the supplier or the electrical engineer. That round trip, not the modelling, is what determines whether a commercial report takes two days or two weeks.
A project that arrives with a complete schedule is quick regardless of size.
Undecided mechanical scope
The second common hold-up. Where it is not yet settled whether the base building conditioning is being altered, or what supplementary equipment is going in, the mechanical documentation cannot be finalised. A written statement that nothing mechanical is changing is enough to unblock it, and is often all that was missing.
Where the design does not comply
On commercial work this is most often lighting power over the allowance. The useful output is not a failure notice but the options: more efficient fittings, fewer fittings, or reallocating power between general and accent lighting. Those have very different cost implications, so they are set out before one is chosen.
Acceptance testing is a separate timeline
Where controls or mechanical systems need acceptance testing, that happens on site after installation and near the end of the build. It does not affect how long the report takes, but it is the item most likely to hold up a final sign-off, so it is worth identifying at design stage rather than at inspection.
