Industrial Tenant Improvement Title 24 Requirements

An industrial tenant improvement is sorted into comfort-conditioned space, process space and lighting before any form is chosen. Part 6 regulates a named list of covered processes and ignores a non-covered process. The shop floor has its own lighting rows, a larger shutoff control zone, and an outdoor exception for industrial sites.

Where the Standards stop on process

Section 100.1 defines a process as an activity unrelated to space conditioning, lighting, water heating or ventilation for human occupancy, and a non-covered process is not regulated by Part 6. Covered processes are a list: computer rooms, data centers, laboratories, enclosed parking garages, commercial kitchens, refrigerated warehouses, commercial refrigeration, compressed air systems, process boilers, process heating and cooling piping, elevators, escalators and moving walkways, and controlled environment horticulture. Equipment such as a stamping press or a paint line is a non-covered process unless it falls within one of them. See industrial building requirements and the covered process section.

Process space is not comfort space

A process space is thermostatically controlled to hold below 55 degrees F or above 90 degrees F for the whole space served. Directly conditioned space excludes process space, so a cold room inside the tenant area is documented apart from the offices. Covered process work is filed on NRCC-PRC-E and NRCI-PRC-E.

What an alteration to a factory pulls in

Additions and alterations to existing factories and laboratories meet the exhaust provisions of Section 140.9(c) (Section 141.1(a)), and newly installed process heating or cooling piping meets Section 120.3 (141.1(d)). Other process equipment, such as compressed air systems, has its own subsection.

Shop-floor lighting

Table 140.6-C gives manufacturing work areas their own rows: 0.60 watts per square foot for low bay, 0.65 for high bay and 0.85 for precision work, with additional allowances for detailed task and precision work. Lighting installed by the manufacturer in scientific and industrial equipment is excluded from the lighting power count (140.6(a)3E). For automatic shutoff, industrial areas may use a control zone of 20,000 square feet instead of 5,000 (130.1(c)1C), and a time-switch override can exceed two hours with a captive key (130.1(c)3).

Outdoors, lighting for industrial sites such as rail yards, docks and chemical plants is excepted from the Section 140.7 power allowances when more than half of a luminaire's light falls there. Alteration versus new construction is under commercial tenant improvements; the office inside is on warehouse office buildouts.
