What If Plan Check Returns Title 24 Corrections on a Commercial Project?

Send the correction letter in full and the current drawings and schedules. On commercial work the three usual causes are a changed fitting schedule, a disputed space-type area, and missing acceptance-test information.

The changed fitting schedule

By far the most common. Lighting is specified, the compliance documents are produced, and then the schedule moves — a substitution for availability, a value-engineering swap, a different driver. The certificate still shows the original wattages, the drawings show the new ones, and the plan checker is pointing at the gap. Reissuing against the current schedule clears it.

The space-type dispute

Specific to commercial. The lighting allowance depends on what each area is used for, and a plan checker may read an area differently from the designer — treating a space as storage where the drawings called it sales floor, or vice versa. The allowance changes with it, and a design that complied under one reading may not under the other. The resolution is usually to label the plan more explicitly rather than to argue the classification.

Missing acceptance-test information

Where controls or mechanical systems require acceptance testing, plan check may ask for the testing to be identified in the submittal. This is not a design failure, it is a completeness comment, and it is answered by stating which tests apply and who will carry them out.

The corrections that need a decision

Where lighting power genuinely exceeds the allowance, the response is a choice: more efficient fittings, fewer of them, or reallocating power between general and accent lighting. Each has a different cost, so the options are worth setting out rather than defaulting to the first that works.

What to send

The correction letter in full rather than summarised, the current drawings, and the current lighting and mechanical schedules. Commercial comments are usually numbered and specific, and answering the exact comment is what clears the item.
