Commercial Wall Insulation Requirements
New commercial walls are held to a U-factor that depends on construction type — metal building U-0.113, metal framed U-0.151, wood framed U-0.110, spandrel or glass curtain wall U-0.280. Altered walls are stated as R-values instead, which is a materially easier test.
New construction is a U-factor, by construction type
The mandatory wall requirements are written as maximum assembly U-factors, and the number depends on how the wall is built:
- Metal building — U-0.113
- Metal framed — U-0.151
- Wood framed and others — U-0.110
- Spandrel glass and glass curtain wall — U-0.280
- Light mass walls — U-0.440
- Heavy mass walls — U-0.690
Metal framed is allowed a looser figure than wood framed for a physical reason: steel studs bridge the cavity thermally in a way timber does not, so an identical cavity performs worse and the code sets an achievable target rather than an impossible one.
Mass walls get the loosest numbers of all
Heavy mass at U-0.690 looks permissive next to wood framed at U-0.110, and it is — by design. A thick concrete or masonry wall stores and delays heat rather than resisting its passage, so steady-state U-factor understates what it actually does across a day. The allowance reflects that mass is doing real work the number does not capture.
Demising walls are regulated too
The wall between two tenancies has its own limits — U-0.099 for wood framed and U-0.151 for metal framed. It is easy to assume only exterior walls matter, but a demising wall separates conditioned space from space that may be unconditioned, unleased or run to a different schedule, so it is a thermal boundary in practice.
This is regularly missed on a first-generation shell where future tenancies are drawn but not built. The demising line is a code line, not just a lease line.
Alterations are stated as R-values
Altered walls switch units, and the change is deliberate. Metal building walls take R-13 between framing members or an area-weighted U-0.113; metal framed R-13 or U-0.217; wood framed and others R-11 or U-0.110; spandrel glass and glass curtain wall R-4 or U-0.280.
An R-value between framing is something a contractor can specify and an inspector can see. An assembly U-factor requires a calculation over the whole wall including its bridging. For alteration work — where you are insulating a cavity that is already open — the R-value route is usually both the intended one and the practical one.
Light and heavy mass walls have an exception in the alteration requirements, which follows from the same reasoning as their generous new-construction figures.
Which test applies to you
Whether the wall is new or altered decides the units, and the construction type decides the number. Getting either wrong produces a specification that is either unbuildable or non-compliant — and on an alteration, opening an assembly is often what makes the requirement apply in the first place.
