The most common commercial project there is
Rooftop package units fail, and they get replaced one at a time, often without a designer involved. That is precisely why this catches owners out: it feels like maintenance and it is a regulated alteration.
Capacity decides most of the answer
Section 140.4(e) sets the economizer requirement at a design total mechanical cooling capacity over 33,000 Btu/hr. Many single-zone commercial rooftops sit above that line, so an economizer — and the economizer acceptance test — comes with the replacement rather than being an optional extra.
A unit replaced with a larger one can cross the threshold when the original did not, which is the version of this that surprises people most.
One form per system
Where economizer controls are in scope, the acceptance certificate is completed per system rather than per building. A building replacing four rooftops with economizers produces four sets of documentation, not one — worth knowing before a phased replacement programme is priced.
Ductwork on the roof
A rooftop change frequently disturbs the connecting ductwork, and where an existing duct system is claimed to have been sealed previously, that claim is verified by field testing under Appendix NA2. Curb adapters and new transitions add duct that was not there before.
Controls come with the unit
New equipment brings the mandatory control requirements of Sections 110.2 and 120.2 with it — thermostatic control for the zone, shut-off and reset controls, and demand shed capability where required. A like-for-like unit fitted to an old control strategy is the common failure, because the equipment is compliant and the controls are not.
