What Happens If the Architect Changes the Plans After Title 24?

Some changes leave the report valid and some do not. The test in Part 1 Section 10-103(a)2B is whether the change may take the building out of compliance. If it may, amended plans and certificates go back to the building department for approval.

Clear cases and unclear ones

The compliance manual gives both kinds. Code compliance is clear when a single-glazed metal window is swapped for a high-performance double-pane vinyl one. It may be hard to judge when the orientation of the house or the location of a window changes. Treat the second kind as a reason to re-run the model rather than assume.

What the model is built from

For a new home the standard design uses the same conditioned floor area, volume and gross wall area as the proposed design, but splits the wall area equally among the four orientations. For alterations it takes the same geometry and orientation. Moving a wall, rotating the plan or shifting glass from one side to another therefore changes the budget as well as the design. The compliance manual also warns that software may not check every mandatory measure on its own, so a change can pass the model and still fail plan check.

Changes that change the project class

  • An addition is any change that increases both conditioned floor area and conditioned volume.
  • A loft built inside the existing conditioned volume is an alteration.
  • A floor-to-ceiling bay window that adds both floor area and volume is an addition.

A drawing edit that flips the class swaps the whole rule set, so tell the preparer before the sheet is issued.

What to send

List which sheets moved: floor plan, elevations, window schedule, assemblies or equipment schedule.
