When the clock starts
It starts when the drawings and the project address are both in hand, not when the order is placed. That distinction accounts for most of the difference between a report that lands in two days and one that takes a week: an order submitted with partial drawings waits until the missing sheets arrive.
What actually takes the time
Building the model is the bulk of it — reading the geometry off the drawings, entering the envelope assemblies, glazing and equipment, and running compliance for the climate zone the address falls in. Where a design does not comply on the first run, the work is not simply reporting that. It is identifying which change gets it over the line with the least disruption to the design, which is more useful than a failed result.
Revisions
Two revisions are included, and they run on the same footing as the original: send the changed drawings or the plan check letter and the documents are reissued. Most revisions are quick because the model already exists and only the changed inputs move.
What to do if the deadline is tight
Order with whatever is complete and say what the deadline is. A rush is worth buying when the drawings are settled and the delay is purely production time. It is worth less when the equipment is still undecided, because the report will be built on an assumption that may need revisiting — in that case the two included revisions matter more than the speed tier does.
