What sets the pace on an existing house
Not the size of the house. What slows a residential report is missing information about what is already built — whether the walls are insulated, what the existing windows are, what equipment is in place and how the ducts run. Where that is unknown the report can proceed on code defaults, but if the answers arrive halfway through, the model has to be revisited.
The fastest residential jobs are the ones that arrive with the existing condition stated plainly, even approximately, alongside the proposed drawings.
Where a design does not comply first time
This is common on additions and reglazing projects, and it is not a delay so much as the work. Identifying which change closes the gap most cheaply — glazing performance, glazing area, insulation or equipment — is more useful than reporting a failure, and it is done before the documents are issued rather than after.
The dependency that is not us
If the design relies on measures that need field verification, a third-party rater has to test the work in the finished building. That has to be scheduled before the building is closed up, and it sits at the end of the build rather than at the report stage. It does not slow the report down, but it is the part most likely to hold up a final sign-off, so it is worth knowing about early rather than discovering at inspection.
Revisions
Two are included. Send the changed drawings or the plan check letter and the documents are reissued against them. Because the model already exists, only the changed inputs move, which is why revisions are usually quicker than the original.
