Solar Ready Requirements Explained
Solar ready reserves roof space for panels that are not being installed yet. For a single-family home the solar zone must be at least 250 square feet, completely clear of obstructions — with a 150 square foot exception in wildfire interface areas.
Ready is not the same as required
These are two different obligations and they are easy to conflate. A PV requirement means installing panels now. Solar ready means reserving suitable roof area so panels can be added later without rebuilding the roof.
A building can be subject to one and not the other, which is why solar ready still matters on projects where no panels are going in.
250 square feet, on the roof or overhang
For a single-family residence the solar zone must be located on the roof or overhang of the building, with a total area of no less than 250 square feet.
Total area, so it can be assembled from more than one section — which is what makes it workable on a broken-up roof. But every part of it has to satisfy everything below.
No obstructions. None.
No obstructions may be located in the solar zone — including vents, chimneys, architectural features and roof mounted equipment.
This is the requirement that actually constrains design, because a roof is where everything wants to go: plumbing vents, flues, a condenser, a skylight, an attic fan. Reserving 250 contiguous and unobstructed square feet means routing all of that somewhere else, and it has to be coordinated between the architect and every services trade.
Azimuth between 90° and 300° of true north
All sections of the solar zone on steep-sloped roofs must have an azimuth between 90° and 300° of true north.
That range runs from due east, through south, round to west-north-west — the orientations where a panel would actually generate. It excludes the northern arc, because reserving a north-facing slope for future panels reserves nothing useful. Note it applies to steep-sloped sections; a low-slope roof is close enough to horizontal for orientation to matter far less.
Access, pathways and smoke ventilation
The solar zone must also comply with access, pathway, smoke ventilation and spacing requirements from other Parts of Title 24 — or from the local jurisdiction.
Those are firefighter access requirements, and they are the reason the solar zone cannot simply be the largest rectangle on the roof. Roof access pathways have to stay clear, which shapes where a compliant zone can sit.
The wildfire exception
A single-family residence located in a Wildland-Urban Interface Fire Area, as defined in Title 24 Part 2, and having a whole house fan, may have a solar zone of no less than 150 square feet.
Both conditions are required — the location and the whole house fan. It is a meaningful reduction, and it recognises that in a wildfire interface area the roof carries competing demands that a smaller reserved zone accommodates.
Design it early or lose it
Every constraint here is roof geometry: area, orientation, obstruction, access. Once the roof plan is coordinated and the services are routed, finding 250 clear square feet at a compliant azimuth usually means moving equipment that has already been located. This is among the cheapest requirements to design for and among the most tedious to retrofit into a drawing.
