The House Was Mirrored or Rotated After the CF1R: Is the Report Still Valid?

Not automatically. Mirroring or rotating a plan changes which compass faces carry the windows, and both the energy model and the west-facing glass limit depend on those faces. The compliance manual lists orientation among changes that are hard to judge, so the department decides whether amended documents are needed.

Why the compass is in the model

For a new building the energy budget house spreads wall and window area equally over the four compass points, while yours is modelled with its real faces. The prescriptive package also caps west-facing glass at 5 percent of floor area in climate zones 2, 4 and 6 to 15, and west-facing means within 45 degrees of true west. A house with big east windows is a different house once the plan is flipped and that glass ends up facing west.

Mirror or turn

  • A left-to-right mirror keeps the front on the same compass point but swaps the east and west sides.
  • A front-to-back mirror, or a quarter or half turn, moves the front as well.
  • The same plan on a differently aimed lot is the same question, and reusing a report on another lot covers the paperwork.

When one report covers every direction

Under the performance method an applicant may show compliance for any orientation if the model complies facing each of the four cardinal directions (the exception to Section 150.1(b)2A). The plans examiner then looks for compliance facing north, south, east and west on the CF1R, and the registered CF1R the department approved is the parent document for every house built from that master plan. If your report was one of these, a flip may need no new calculation.

What the foundation inspector compares

The first site visit comes before the slab or foundation is poured, and the inspector verifies the front orientation and the floor assembly type. A plan mirrored on paper but poured the old way, or the reverse, shows up there, when the fix costs least. Windows are checked later at rough frame, when the inspector verifies their U-factor and SHGC against the CF1R.
