Mini-Split in a Garage, Shed or Workshop: Does It Trigger Title 24?

It can. A space is directly conditioned when mechanical cooling exceeds 5 Btu per hour per square foot or heating exceeds 10. A 9,000 Btu/h head in a 400 square foot garage works out to 22.5, well over the line, so the garage becomes newly conditioned space and follows the addition rules.

Do the division first

Take the unit's capacity in Btu per hour and divide by the floor area it serves. Section 100.1 calls a space directly conditioned when mechanical cooling exceeds 5 Btu per hour per square foot or mechanical heating exceeds 10. The 9,000 Btu/h head above over 400 square feet gives 22.5. The same head would need a space of more than 1,800 square feet to stay at or under 5, so a ductless head in an ordinary garage crosses the line.

What crossing it means

The compliance manual says newly conditioned space, meaning a space converted from unconditioned to directly or indirectly conditioned, must comply with the requirements for an addition. It also lists adding heating to unconditioned space as an addition when conditioned floor area and volume both grow. Size then matters:

  • An addition of 300 square feet or less skips the roofing requirement (Exception 1 to Section 150.2(a)).
  • An addition of 700 square feet or less follows the reduced envelope package (Section 150.2(a)1B), with radiant barrier and attic insulation, plus window-area limits.
  • Whole-dwelling ventilation airflow is not required for additions of 1,000 square feet or less (Section 150.2(a)1Ci).

Detached buildings count too

A building of Occupancy Group U on a residential site, such as a detached garage or shed, is a single-family building for Part 6 (Section 100.1). It is judged as an addition or new building, not ignored because it is detached.

The way to stay unconditioned

Manual Example 9-1 describes a space with no heating or cooling and closable openings to the house, which stays outside the envelope and mechanical rules. Lighting rules still apply, and a building official may require a space to be conditioned if it looks habitable.

Ask the building department whether the space will be treated as conditioned.
