Primary Bedroom Addition Title 24 Requirements

A primary bedroom addition is judged on its suite. The ensuite needs a 50 cfm demand-controlled fan or a 20 cfm continuous fan, the bathroom and any walk-in closet each need an automatic-off lighting sensor, and electric baseboard heat in place of extended ducts works only on the performance route.

The ensuite fan

Local exhaust applies to additions under Section 150.2(a)1Cii, and a window is not an exception for a bathroom. Choose a demand-controlled fan at 50 cfm, with an accessible on-off control or an automatic control that does not block occupant control, or a continuous fan at 20 cfm with a manual control. Sound limits are 3.0 sones for demand-controlled and 1.0 for continuous. The installer measures airflow with a flow hood or builds to Table 150.0-H, which allows a 4 inch duct at 50 cfm on a run of 25 feet or less with no more than three elbows.

Lights in the bedroom, bath and closet

  • At least one luminaire in the bathroom, and one in a walk-in closet, must be on an occupancy or vacancy sensor with automatic-off.
  • Bedroom lighting needs readily accessible dimming controls, and a forward phase-cut dimmer on LEDs must meet NEMA SSL 7A.
  • Ceiling cans take no screw-base sockets and carry an airtight label of under 2.0 cfm at 75 pascals.
  • Blank electrical boxes more than 5 feet above the floor cannot outnumber the bedrooms and must sit on a dimmer, vacancy sensor, low-voltage wiring or fan speed control.

How heat reaches the room

Example 9-36 covers an existing electric furnace: ducts extended any length are allowed, provided the furnace has the heating capacity CRC 303.10 requires and the extended system passes the sealing test. Example 9-37 covers a gas furnace and a wish for electric resistance baseboard in the new room: not prescriptively, only by performance compliance with other features in the addition or an accompanying alteration making up the energy. The bedroom count

The bedroom count enters Equation 150.0-B, but whole-dwelling ventilation applies only above 1,000 square feet. An addition-alone model needs just the existing floor area and bedroom count, so state the new count and make the plans agree.
