ADU Electric-Ready Requirements for Gas Appliances
An ADU owes electric-ready work only for the gas or propane appliances it installs. A new detached ADU takes all four provisions, an attached ADU or garage conversion takes only the water heater provision, and a conversion of existing conditioned space takes none. Electric equipment triggers nothing.

The trigger is the appliance
Each provision turns on a gas or propane appliance: water heater (Section 150.0(n)1), furnace (t), cooktop (u) or dryer location with gas piping (v). An all-electric ADU owes nothing, and a gas range alone triggers only the cooktop rule. The general rules are on electric-ready requirements.
Which provisions reach which ADU
- New detached ADU, or a JADU built as part of a newly constructed building: all four, as the Energy Commission's ADU guidance confirms.
- Attached ADU or garage conversion (an addition): Section 150.2(a) carries Section 150.0(a) to (n), so the water heater provision comes along where the heater is in the added floor area; (t), (u) and (v) do not. The manual disagrees with itself here: chapter 5 matches the Standards, chapter 10 says additions owe nothing, so confirm with the building department.
- Conversion of existing conditioned space (an alteration): none. A JADU inside an existing house is judged by its scope as an addition or alteration.
What the plans and labels must show
Show each gas appliance's dedicated 240-volt circuit location, at most 3 feet from it, with its cover marked "240V ready" (30 amps for furnace and dryer, 50 for a cooktop). Show the reserved double-pole space in the panel, permanently marked "For Future 240V use". For the water heater, show the heat pump spot and the condensate drain, plus the spare-conductor labelling if the spot is within 3 feet of the heater. The installer records the items on CF2R-ELC-01-E.
What it costs the design
Floor space first: the heat pump spot is 2.5 by 2.5 feet, 6.25 square feet, in a unit where every foot counts. Then circuit planning: four gas appliances mean up to four reserved breaker spaces and four extra circuit runs. A 240-volt, 30 amp dryer plug beside the gas stub-out meets the dryer rule.
