Front Orientation on a Title 24 Report: Why It Matters and What Rotating the House Does

A performance report uses the actual compass bearing of the front of the building, and the plans must show the same orientation. If the lot is flipped or the house is turned, windows facing a different direction change the result, so the calculation is rerun. Cardinal compliance can cover all four orientations on one report.

What the input means

In a performance calculation the orientation entry is the true azimuth of the building front. Under the prescriptive approach, orientation matters because some limits depend on it, such as west-facing glass. The manual notes the effect is strongest in cooling-dominated zones with a lot of west glass.

How facing is defined

Each direction covers a 45 degree sector either side of true north, east, south or west. West-facing includes northwest but excludes southwest. A wall at a diagonal bearing therefore falls into one bucket or another, and that bucket decides which glass limit it counts toward.

What your house is compared with

For a new building, the reference house takes your floor area and configuration, then divides walls and windows equally among the four points, so your design faces a house with no favored side. For additions and alterations, the reference keeps the existing building's own wall and window areas and orientations instead.

When the orientation is not settled

A builder or owner can have the model show compliance in all four cardinal orientations, and the plans examiner then verifies that it complies facing north, south, east and west. One report covers the plan, including a reversed floor plan. The trade-off is that every orientation must meet the budget with identical measures, so the weakest side sets the design.

After the permit

The inspector checks the front orientation and the floor assembly type at the foundation stage. The compliance manual admits it is hard to judge whether a changed orientation or window location still complies, so a field change that breaks compliance needs approved revised plans and compliance documents rather than a verbal fix. Plan the lot early, and see what happens when plans change.
